* Median of trees down Howard
* A new Safeway which reflects its importance as a "gateway to Burlingame"
* Small retail along Howard and Primrose
* Remove ugly Masonic Hall street level window covers
* A flexible use performing/entertaining space (a la Little Fox) on City parking lot
* On street dining
* Planter boxes

I like all of the above.
Though this won’t make the list, I wish there weren’t so many banks on Howard. They make for very dead space., just like the real estate offices on Chapin.
